Ventilation Update in New Zealand G4 Building Code Compliance 2019

New Zealand have recently introduced legislation that ensures all property landlords have to bring their rental properties to comply with the new government regulations. Building Code clause G4 Ventilation requires that spaces within buildings have adequate ventilation for their intended use and occupancy, have adequate fresh air, and have means to remove moisture, products of combustion (such as cooking fumes, moisture, or gases) and other airborne contaminants.

What is the new ventilation standard?
From 1st July 2019, all habitable rooms in a rental property must have at least one window, door or skylight which opens to the outside and can be fixed in the open position.

In each room, the size of the openable windows, doors and skylights together must be at least 5% of the floor area of that room. Each window door, window or skylight must be openable and must be able to remain fixed in an open position.

All bathrooms and kitchens must have an extractor fan ducted to the outside to ensure healthy homes standards.
